What leasing options are available?

​The Tower at OPOP offers 6-18-month lease options. Leases under 12-months are subject to a short-term lease fee of up to $200 per month. After fulfilling your initial lease term, we do allow month-to-month leasing. There is an additional fee of $300 per month for a month-to-month lease.

How much is the security deposit?

​Currently, The Tower at OPOP requires a $200 security deposit. Deposits may be higher if certain rental conditions are not met during the application process.

How much of the security deposit is refundable?

​The security deposit is fully refundable, assuming there are no outstanding rent or utility balances or damages to the apartment that fall outside of normal wear and tear. 

Is there an application fee?

​Yes, Tower at OPOP has a $50 application fee per applicant. 

Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?

Yes, we require income that is three times the monthly rental cost.

Can I apply online?

Yes, you can apply online on our website.

What fees/deposits are due upon applying? Moving in?

The application fee, security deposit, admin fee, and first month's rent are due prior to move-in.

When is rent due?

Rent is due on the 1st day of each month. Late fees begin to apply on the 6th day of the month.

How can I pay my rent? What forms of payment are acceptable?

Rent payments can be made through our online resident portal with an E-Check or Debit/Credit Card. We also accept checks and money orders in the leasing office during business hours.

Is there a late fee for overdue payments? Is there a grace period?

Yes, late fees begin on the 6th of each month. A $75 late fee is accessed on the 6th and an additional $10 each day after until the 15th of the month.

Is renter's insurance required? (Add details, how much, what kind.)

Renters Insurance is required at our community. Each resident is required to enroll in our community Liability Insurance program for $10 per month. Residents can add supplemental coverage for personal belongings through the insurance provider of their choice.

Are utilities inlcuded? (Which ones specifically.)

Utilities are not included in the base monthly rental amount. Residents are responsible for setting up electricity, cable, and internet in their name prior to the commencement of their lease agreement. Water, sewer, gas, and trash services are billed back to the resident each month through their resident portal based upon consumption.

Are the apartments furnished? What is included?

Unfortunately, The Tower at OPOP does not offer furnished units at this time.

Are there any bed restrictions for the apartments?

No waterbeds are allowed in the apartments.

Are corporate rentals available?

Yes, please contact the leasing office for details.

Can the apartment be listed on AirBnB?

No, the apartments cannot be listed on Airbnb. 

What are hours of the leasing office?

The leasing office is open ​M-F 9-5:30 pm, Closed Sat & Sun.

What are the hours of the rooftop clubhouse? Fitness center? Business center?

These facilities are open 24/7. 

Are there building quiet hours?

Quiet hours are from 10:30 pm to 7 am daily. 

What property amenities are included?

The Tower at OPOP features stunning community amenities! As a resident, you will enjoy a two-story clubhouse with amazing views of downtown St. Louis, a business center, a 24-hr fitness center, a Starbucks coffee bar, a TV Lounge with a pool table, and dry-cleaning services!

What security features does this property offer?

We have access controlled building and a security guard on-site throughout the night.

Are concierge services available.

We currently do not offer concierge services. 

Do you offer valet trash service?

No, we currently do not offer valet trash service. 

Do you have free internet/WiFi? (Where is it available.)

Yes, it is available in the rooftop clubhouse.

What internet service options are available?

Internet service available is AT&T.

Do you have cable?

No, we do not currently provide cable services. 

Do you have package lockers/how do I get my packages?

We have a secured mailroom in the lobby area to hold packages. 

Is storage included? Is additional storage available?

Each apartment has generous closet space; however, if additional space is needed, we do have additional storage available for $35 per month. 

Do you have a pool? What are the hours and availability.

We do not have a pool. 

How do I reserve community amenities?

Contact the leasing office for more details of how to reserve community amenities.

What parts of the community are accessible to the public?

Community amenities are not accessible to the public. We have an access controlled building. 

Are BBQ grills available year round? What kind of grills do you have?

BBQ grills are not available at Tower at OPOP. 

Does the community have bicycle racks?

We do have bicycle racks available for our residents. 

I have a noise complaint. Who do I contact?

During regular business hours, please contact the leasing office. For after-hours service, please call the leasing office at 314-621-5443 and follow the prompts.

Can residents put personal grills on their balconies?

Personal grills are not allowed on balconies. 

What is the parking situation?

The Tower at OPOP does offer parking in a gated parking garage. Parking is unassigned and is an additional monthly fee per vehicle. Please contact the leasing office for more information.

Do you allow pets? What is the pet policy?

The Tower at OPOP is pet friendly! We do require a non-refundable pet fee of $200 per pet and monthly pet rent of $25 for cats and $35 for dogs. Breed and weight restrictions apply. Please contact the leasing office for more information.

I have a non-emergency maintenance issue. Who do I contact?

The Tower at OPOP offers on-site maintenance during regular business hours. Residents can submit work order requests through the online resident portal.

I need emergency maintenance. Who do I call?

Tower at OPOP has an after-hours answering service. Please call the leasing office at 314-621-5443 and follow the prompts for emergency maintenance.

What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?

We are a smoke-free community. 

Are there building quiet hours?

Quiet hours are from 10:30pm to 7am daily. 

Is there public transportation nearby?

Yes, the Metro Bus has stops within walking distance of our property.

Are the stoves gas or electric?

The stoves in each apartment are gas. 

Do kitchen sinks have a garbage disposal?

Kitchen sinks do not come with disposals. 

What apartment amenities do you offer?

The Tower at OPOP offers unique 1 and 2-bedroom floorplans that feature exposed concrete pillars, stainless steel appliances, floor-to-ceiling windows, and washer/dryer connections. Each apartment is unique, with some featuring balconies and flex spaces.

When were these apartments built? Have there been any renovations?

These apartments were built in 2014. 

Do apartments have USB outlets?

Apartments do not have USB outlets. 

Is there a bathtub or just a shower? Are they together or separate?

Apartments have walk-in showers, no tubs.

Does the apartment come with a microwave?

Yes, each apartment has a microwave.

What kinds of washers and dryers do in-apartment hookups accomadate?

Full-size washers and dryers come with the apartment.

Do apartments have dishwashers?

Yes, each apartment is equipped with a dishwasher.
